Downtown Engineering pushes forward with innovative multi-use development in Polk County

LAKELAND, FL (September 17, 2024) - Downtown Engineering, in partnership with TDW Land Planning, presented an application for an exciting multi-use development located on Shepherd Road, just south of Lakeland. The project, which includes a dental medical office and multi-family residential units, is set in a rapidly growing area that has seen significant commercial expansion. 

The project team sought the input of the Polk County Board of County Commissioners for a density increase, a proposal that received strong support from Polk County staff and the Planning and Zoning Board. As part of ongoing efforts to meet regulatory requirements, the project is also advancing through the permitting process with the Southwest Florida Water Management District.

The site presents exciting challenges, particularly in preserving neighboring wetlands and maintaining existing drainage connections. Downtown Engineering is ready to address these challenges and deliver a vibrant, sustainable community space. With planning well underway, the next phase of the project will involve preparing detailed construction documents to move the project closer to realization.
